As a professional Realtor with a specialty in short sales, I negotiate with the bank to eliminate debt when the market value of your home is less than what you owe. I have helped many families in the greater Holland area reduce their mortgage debt through short sales.

Eliminated $180,000 in Debt for Downtown Holland Home
A couple owned a house in downtown Holland that they needed to sell. However, it wasn't worth anywhere near the $230,000 that they owed. After we were done negotiating, the bank gave us permission to sell the home for $50,000, forgiving the remaining $180,000, The family paid just $360 in closing costs.
Negotiated Away $25,000 in Three Weeks
My client built his dream home when he was married. However, when he and his wife divorced, he couldn't afford the payments alone. In just three weeks I was able to negotiate away $25,000 in debt with the bank, and he sold his house.
Qualified for New Business Loan Shortly after Short Sale
My client had started a new business in another town, and purchased a home there. They had been trying (unsuccessfully) to sell their house in Hamilton with another Realtor before they called me. The home was worth much less than what they owed. I was able to get an offer from a buyer for what the home was worth, and then I negotiated with the bank. Nine months later I had negotiated away $75,000 in debt, and the owners were free to invest in their new business. Their credit was affected so little that they qualified for a business loan soon after the short sale.
Eliminated $85,000 in Debt after House on Market for Two Years
My client had gone through a divorce, and was stuck with a house that was worth less than she owed. She had made the payments for two years while trying to sell unsuccessfully with another Realtor in Zeeland. I successfully negotiated with the bank to reduce the debt, and sold the house. The bank forgave more than $85,000 in debt and closing costs.
Assisted Client in Selling Home Due to Job Relocation
A client was relocating to Chicago for a new job. He was at least $25,000-$35,000 upside down on his mortgage. He was willing to get a loan for the difference but could not bring cash to the closing. I explained that his relocation would possibly qualify him for a "hardship" with the lender, and so I started negotiating the short sale. The bank allowed the sale, paid almost all of the closing costs and forgave the remaining debt. He brought less than $300 to the closing, and I got him out of over $32,000 in debt and closing costs.
